Five Things to Do to Sell Your Home

I could not have said it better than Barbara Cocoran did in an interview this week with Matt Lauer. 


Funny thing is, watching this video, I count six tips to sell your home. To summarize, Barbara says:

1. Time your selling right. February happens to be a good time.
2. Price your property 10% below your competitor's asking price, even though you may hate to do it
3. Get an inspection before listing your home. Fix what needs fixing.
4. Offer financial incentives upfront. Don't wait until you are negotiating to sweeten the deal.
5. Wage war online, including hiring a professional photographer.
6. Spend money on three key areas -- kitchen, living room, and front facade.

I'm surprised that she recommends kitchen, front facade, and living room. I would have guessed the first two, but living room? Huh. I would have guessed baths. Why do you think this is?

It may have to do with the living room being one of the first rooms actually walked through. She may be thinking that capturing a buyer's heart as soon as possible is more important than details that come later.

I was helping a friend stage her house the other day. The prettiest room by far turned out to be the guest bedroom. I told her, "Make sure your realtor takes people into that room even before they see the (small) kitchen." It was swoon-worthy and it was in the front of the house, so maybe it can be the room that seduces.

I had another thought about this in the middle of the night. I'm like that. I live for this stuff.

Could Barbara be thinking that it takes less money to update a living room than it does a bathroom?

Even if you leave the plumbing in the same place, the cost of new fixtures, modern vanities, updating all the hard surfaces, and adding contemporary accessories like faucets, lights, and mirrors, is going to run more than some living room drapes and a couple of new upholstered pieces, pieces that you can take with you.

There's a validity to that argument. Money spent in the right places.
